"Nobody knows what you want except you. And nobody will be as sorry as you if you don't get it. Wanting some other way to live is proof enough of deserving it. Having it is hard work, but not having it is sheer hell. ."

Real Estate Investing - IRA

Like the simplicity of an all cash IRA transaction but don’t have enough funds:

  • Get the loan secured by some other property (your own home or other investment property) Example:
  • 25% of purchase by IRA, 25% of personal funds and 50% from a loan secured by other property.
  • Consider multiple IRA’s – All cash Tenants in Common

IRA’s may belong to anyone – even prohibited people.

All IRA’s go on contract and on title as Tenants in Common. Unique ownership percentages must be identified and all costs and proceeds prorated correctly as to these percentages.

  • Consider Multiple Parties – IRA-s and People
  • Same as Multiple IRA’s
  • As long as there is no loan (It is an all cash transaction) it does not matter who the IRA’s belong to or who the people are.
